A lot of counties have their public records available for search and especially Florida has a lot of counties that are rather good at updating their information. Broward County is one of these and on their website you can find a lot of great information.
The site contains information- and indexes- on documents recorded into the Official Broward County Records, Florida. The records searchable are from the period between January 1th 1978 up to present date and images of the actual documents recorded since August 1998 are also available but the images load incredibly slow sometimes. The Broward County Public Records contains images of documents recorded prior to August 1998 and the Index to documents recorded before 1978 but you need to visit the public county office to browse these pictures / images as they are only available microfilm. According to their website they plan to release these micorfilm images as real pictures on their website later on. It is time consuming work that need quite some hours of manlabour we suppose…
The Broward County Public Records features many interesting documents such as deeds, mortgages, assignments of mortgage, leases, etc as well as property information. They also have some records on judgments, liens, Declarations of Domicile, final judgments of court actions, both civil and criminal, and many other types of documents.
What the Broward County Public Records archives does not feature however are leadings filed in court cases - both civil and criminal are not recorded except for final judgments entered in the cases. so, basically, you will Final Judgment of Dissolution of Marriage, but not the Petition which instigated the action, nor will you find the related Property Settlement Agreement. You will not find pleadings from traffic court or small county court claims with exception of the order commemorating the final action, marriage licenses or marriage certificates. According to the Broward County Public Records Office those types of documents must be accessed through the Clerk of the Circuit Court and are not generally available online: Clerk of Courts.You do not not find birth- or death certificates online either and if you need them you need to visit the Broward County Public Records Office.
The website features a good way to search for basic information but the search function is rather slow at times and have several limits. You can of course only search for records within that county so the only real value from the records obtained are related to things like property information etc.
I recommend that unless you are only interested in finding out information about real estate or local businesses that you visit IBS to do a more thourough search. You can also use the free preliminary search form at the top of this website. The information from these records are country - NOT COUNTY - wide and include a wide range of records from all US States. It is easier, faster and safer if you are looking to do a comprehensive background check.
